Walt Gayner Real Estate charges a fair sales commission based on many factors. In addition to appropriate commissions, as a part of every sale, Walt Gayner Real Estate gives to a charity of your choice - from his sales commission.....and he makes it in your name.  This is his way of making sure the community profits every time he does.

Charitable Donation - you choose where you want it to go

Every sale, whether the buyer or seller is represented, results in a donation to a charity.  The amount is determined by the schedule above.  However, the organization is selected by you and the donation is made with you getting the recognition.

Since this program, started the following organizations have received donations:

Factors Influencing Commission Rate

  • Property value-- Base costs are set regardless of sale price so the percentage is higher for lower value properties and lower for higher value properties.
  • Property type-- I do not charge more for bare land like many do. The days are gone when bare land was cheap and the days of commissions being 8-10% should be gone too.
  • Marketing strategy-- If advertising costs are anticipated to be a much higher than typical, the commission may be adjusted.
  • Is advertising seasonal?-- Is advertising targeting out-of-area buyers or a seasonal market?
  • Is it going to be a long listing to try to get the highest possible price?  
  • Complexity of the property-- How much running around and "leg work" needs to be done to fully learn the property?
  • What information needs to be found to fully know the potential of the property?
  • Do I need to be present at all showings to make sure the property is well represented when shown and secure when left?
  • Potential compliance issues-- Are there things that need to be done to make the property ready for marketing?
  • It is a legal parcel in the eyes of the governmental agencies?
  • Distance to the property?
  • Alternative transportation (Do horses, ATV's, etc. need to be made available to show the property effectively)?
